Reservation terms & Payment methods

 

Dear clients please read our Terms & Payment methods carefully. Make sure you understand the details before proceeding and don't hesitate to contact our staff should you need assistance or you have other enquiry. 

ESA has based this accommodation service and bookings first of all on the mutual trust and responsibility with its clients. We exist on the Real Estate market for more than 5 years without any misunderstanding neither non satisfied guest for the whole time and we intend to follow the same goals in the upcoming future.

Please note that all reservations are tentative and we cannot guarantee any reservation until the payment and confirmation is received.

 

RESERVATION (booking) Terms:

After confirmation of availability and all other information related to the apartment of your interest, if you desire to make a reservation in order to make it official you’ll be asked to pay a deposit of 30% of the total amount of the booking on any of the methods of your choice described in payment mode.                             

The balance must be paid in full before arrival, or lately on the arrival date.

The exceptions are all bookings which are made for or less than 3 nights, only they are charged in total 100% (if not differently stated).

Non-payment of the deposit within 24 hours may result in the cancellation of your booking. Once we receive the deposit payment, we will send you a confirmation for the booking and a confirmation of your deposit payment.

Bookings for less then 3 nights are not accepted earlier then 30 days before the arrival date.

 

-Amendments and Variations to dates-

Should you need to make any amendment to your booking or any alterations to your booking dates after the confirmation of the booking, please contact us immediately in a written form.   All changes are subject to a confirmation from ESA. If possible we will endeavor to accept amendments and alterations to meet your needs, but such requests sometimes may be subjected to an extra charge.

 

-Cancellation-

Any cancellations must be made directly to ESA, at least 15 days before the arrival date (unless otherwise agreed before booking confirmation). Failure to cancel the booking on time will result in forfeiture of the booking deposit. You can amend your booking 15 days before the arrival date with no forfeiture of your booking deposit.

 

-Arrival and departure times-

You are required to check-in between 13:00 and 20:00 and to check-out by 11:00. If you need an earlier check-in or a later check-out please consent with our representative.

 

-Arrivals -

Should you arrive in Skopje at the airport, train station or at the bus station we strongly advise you to make a taxi arrangement through ESA. The taxi driver will have the keys to the apartment, meet you at the airport or at the station and take you straight to apartment (you will lose no time, no extra money or mood seeking). We can arrange for you to be met during office hours by one of our representatives, should you prefer. You will need to contact our representative to arrange and confirm this service.

It is mandatory that you be met by a driver if your arrival is outside 10am – 8pm Monday to Friday and 11am – 4pm Saturdays and Sundays.

We cannot guarantee an early let-in unless you book the apartment from the night before, but we will do our utmost to fit in with your arrangements where possible at no extra charge.

 

-Departures-

You must leave the property on your departure date by 11am. We ask you to contact us regarding your departure time at least two days before you leave. Should you require a taxi to collect you, we can arrange this for you. Should you require a late departure, please advice us prior to your arrival and we will see what arrangements can be made. Late departures are subject to an additional half/day charge.

 

-Occupant’s-

Only persons notified to ESA upon arrival may occupy the apartment. You may not re-let/sublet the apartment to any other third party without our prior written approval. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded without our prior written approval. SkopjeRent reserves the right to refuse admittance to the apartment if this condition is not complied with.

 

-Fair Use-

All guests agree to be considerate tenants and to take good care of the apartment(s) and to leave it in a clean and tidy condition at the end of the stay. Except in the case of normal wear and tear guests are responsible for any damage to the apartment or its contents during their stay, which has occurred due to the negligence, willful default or irresponsible behavior on the part of themselves or their guests. Any damage must be reported to the apartment provider, without delay. All guests also agree not to act in any way that could cause disturbance to the residents in neighboring properties.

 

-Alcohol, Drugs & Tobacco-

The abuse of alcohol and use of any drugs is strictly prohibited in the apartments. The use and possession of hard drugs is illegal and anyone suspected of either will be reported to the Police. 

In some apartments smoking inside is allowed (please consult with our representative). 

 

-Security Deposit -

Concerning eventual risks and possible damages that might occur to the premises followed by negligence either improper handling of the equipment, ESA reserve the right to eventually ask a certain amount as a security deposit upon arrival, which will be refunded back on a departure day after confirmation that there has been no damage to the apartment and equipment, or no excessive cleaning is required.

 

-Pet Stays-

Pet are allowable only in some apartments at no extra charge. Pet stays must be disclosed at the time of booking or ESA has the right to terminate the booking without refund. In that case we will not be responsible for finding or funding alternative accommodation. Payment of security deposit is mandatory when a pet stays in the apartment, fees for additional cleaning might be required on a departure day.

 

-Cleaning-

The apartments are freshly cleaned on the arrival date. Amenities such as bed linen, towels and kitchenware are provided for all apartments. Eventual needs of extra bedding or towels will be provided at no extra charge. If the reservation is for more than a week guests can require cleaning of the apartment bedding and towels (at no extra charge).

On departure all garbage should be removed by the guests. Standard cleaning services on departure are included in the rates. Guests are expected to leave the apartment in a neat and tidy condition without the need for extensive, excessive cleaning. Guests will be held responsible for all cleaning charges in the event that the apartment is left in a condition that requires more than a standard cleaning.

 

-Force Majeure-

ESA reserves the right in the case of force majeure resulting in the property being rendered unsuitable for occupation, to substitute a property of similar standard and sleeping capacity at no extra costs. ESA is not liable for any accident, including without limitation, insurance, robbery or criminal behavior, loss or any kind of damage to the guests’ belongings sustained during the rental period.

 

-Notices-

Any notice to us must be given or confirmed in writing by email or fax. Our business days are 10:00 to 18:00 (CET - Central European Time) from Monday to Friday excluding public holidays. Notices sent after 18:00 might be treated as received on the next business day

All prices are with included bills, local taxes/fees, internet (WI-FI), bed linen, towels, etc…

Prices shown are per apartment (not per person) and they are given for up to two occupants in one apartment, any person (above 7 years old) beside first two will be charged additionally +5 euro a night. All Pricing includes weekly cleaning and service.

All bookings that are made for just one night will be additionally charged +10 euro above the total prices of the apartments.

 

2. PAYMENT METHODS

For any payment, we accept credit cards (Master Card, Maestro or Visa), bank transfer local or international (by Invoice) and cash.

 

-Credit Card-

You can pay with your credit card using our online credit card payment system. The online credit card payment system goes through cPay payment platform. All credit card data is transmitted via Secure Socket Layer (SSL) technology and then encrypted into the database of provider payment system (Payment Gateway Database). cPay supports the traditional cardholder authentication with CVV as well as 3D Secure authentication. This ensures additional security in processing of card operations and decreases fraud payments.

Any online payment for bookings made through cPay will be reflected as Booking-Skopje in the customer's credit card statement. 

Please note that all payments through the credit card are made in Macedonian Denars – “MKD”, following the actual exchange rates of Euro – “EUR” on the day of the payment.

 

-Bank transfers-

You can pay directly from your bank to our bank account upon invoice issued by our representative. Such payment will surely require several days for the money transfer to arrive at our bank account, but no matter that your booking will be official as soon as you make the payment and inform us through an email or by fax, sending us a copy of the document from the actual payment issued from your bank.

 

-Cash payments-

You can pay in cash upon arrival, but initial payment of the deposit in amount of 30% of the total amount of the booking must me paid before your arrival date. Such an action can be made only if you are in Skopje or through a person (relatives, friends or colleagues) on your behalf.

For all cash payments you will be issued a receipt from our agency at our office.

 

IMPORTANT

All apartments are in a residential area where neighbors work normal business hours. We kindly ask all our guests to respect other people need for peace and quiet and keep noise to a minimum after 10.00pm. Parties, loud TV or loud music are not allowed. If the tenant or persons accompanying him/her does not behave in a suitable or responsible way and in the case of serious misconduct, ESA reserve the right to expel the tenants without compensation.
